IN NEED OF A ROOM TO RENT OR A RENTAL TO SPLIT - $400

I am looking for anything in the "For Rent" category. I am also considering a Housemate situation. I am single, no children. I do work from a home office setting, so I would need a quiet space to set up my desk/equipment. This space would be best if it had a door that locked. If not, I could easily set up a work space in the bedroom. My job requires a hardwired internet connection and a dedicated landline, which I would fund entirely. I am transitioning from a farm to living single. I have plenty of animals, but they will stay on the farm until they are rehomed. If any pet were to be allowed, my 2-year-old Heeler/Hound would be amazing. Although, it would be a part-time situation as he is truly a farm dog. I do smoke cigarettes (8-10 per day) BUT never inside the home and I do not have any tolerance for butts being tossed to the ground. Vaping has become the norm. I do have lots of furniture as well as a storage unit should the right situation be furnished. I am looking to close on something as soon as possible. I would much prefer a month to month contract, but for the right situation, I'd happily sign a year lease. Security deposit and first months rent is assumed. I'm generally quite neat and tidy. I'm rather quiet and stick to myself. I have family members who usually visit me and a few close friends. I do not participate in illegal activities nor do I want to be in a dangerous, unstable situation. I assume 50% of the utilities and am happy to pitch in on groceries and such. The most I am willing to spend per month on the space itself would be approximately $400-500 + utilities. I have a vehicle as well (4WD).
